A LAKESIDE guesthouse has been granted permission to build an extension.

The owners of Brathay Lodge, on Rothay Road, Ambleside, have been given the go-ahead by the Lake District National Park Authority to demolish their existing laundry and boiler buildings and remove the fire escape staircase to the rear of Brathay Lodge, and build a two-storey extension.

The extension, which will be 15.5 metres in length and 5.4 metres wide, will provide manager’s accommodation at first-floor level and a laundry room, boiler room, office, and cycle store on the ground floor.

The planning report concludes: "The extension would be visible from public views from Knott Street and Rothay Road.

"The extension would be of a reasonable size, however due to the large scale of the guesthouse it would appear modest and subservient to the guesthouse.

"The proposed materials would match the existing guesthouse and be typical of the Ambleside Conservation Area and local area.

"As such, I consider that due to the design, scale, position of the extension to the rear of the guesthouse, and materials, the proposed extension would cause no harm to the character of the local area."
