An attractive investment proposition has come to the market in the heart of the Eden Valley, as research conducted by Carter Jonas reveals that estates remain lucrative assets.

Staffield Farm in Penrith offers buyers the rare chance to purchase a mixed agricultural, sporting and forestry Estate with a tenant in occupation for a guide price of £2,250,000.

“This sale offers a rare opportunity to acquire the freehold ownership of an unspoiled area of the Eden Valley,” said Sam Johnson, Associate Partner at Carter Jonas. “The Staffield Estate has been retained in the same family ownership since the early 1900s and extends to approximately 495 acres.”

Carter Jonas’ Model Estate report reveals that the value of let farms has increased by 4.1% per annum over the past 10 years.

Staffield Old Hall Farm comprises a mixture of grass parkland and arable cropping extending to approximately 408 acres, which is subject to an ‘86 Agricultural Holdings Act tenancy, with a further 19 acres let on an annual periodic farm business tenancy.

“The tenancy agreement for Staffield Old Hall Farm is dated 10 April 1973 with the current tenant having succeeded his late father as a first successor on a written agreement dated 1 July 1997,” said Mr Johnson.

“A mixture of grass parkland and arable cropping land, there is a further 19.40 acres of grazing land made up of three land parcels let to the same tenant by virtue of an Annual Periodic Farm Business Tenancy.”

Property on the estate includes a farmhouse and secondary farmstead  plus a range of buildings.

“The landlord’s buildings are predominantly limited to the traditional structures including a courtyard range of sandstone buildings situated to the rear of the farmhouse together with two off-lying isolated stone field barns,” said Mr Johnson.

A shoot operates on the site, with the rights for the whole estate let to the same party by virtue of a sporting licence.

The shoot is operated by the licensee as part of a syndicate which tends to shoot 10 days throughout the season.

The estate is also home to woodlands extending to around 67.74 acres and comprising a mixture of mature and semi-mature mixed broadleaf and coniferous woodland with amenity and sporting value.

“Staffield Walks Wood is registered on the Rural Land Registry and included within a woodland management plan,” said Mr Johnson. “It is also designated a Site of Special Scientific Interest.”

Finally, the estate benefits from approximately 1.15 miles of single bank fishing on the River Eden and 0.95 miles of double bank fishing on the River Croglin.

“Whilst catch records have not been retained by the Estate, the River Eden is well renowned for producing Atlantic Salmon, Brown Trout and Grayling,” said Mr Johnson.

“The vendor will retain the right to fish two rods on the River Eden and River Croglin together with a private vehicular right of way over the track as shaded brown on the sale plan.”
