Work to regenerate the former Royal Naval Armaments Depot site at Broughton Moor has taken a step forward.

Reiver Homes, part of Story Contracting, has started work on the access and road layout to a section of the site, dedicated to self-build plots.

Planning permission was granted for 24 self-build plots, ranging in sizes up to about 1,100sq m.

Each self-build plot will be delivered fully-serviced, including drainage and connections for gas, water and electricity. Planning consent has been granted for five house types.

A spokesman for the company said: “These are self-build plots so we unfortunately can’t say when the construction works will begin. The site is currently being developed to allow the sale of the self-build plots.”

The development will kickstart the wider development of the Derwent Forest project by funding the start of clean-up works elsewhere on the land, which is littered with redundant buildings and remnants from previous opencast mining.

Plans put forward for the scheme, called Utropia – a concept of Cumbrian businessman Nigel Catterson, include:

Between 1,200 and 2,000 sustainable homes;
100-bedroom eco-hotel with conference facilities and 100 tree houses and lodges for sale or rent;
Innovation centre and retail outlets.
