A Cumbrian estate agent has announced details of its first property auction of the year.

H&H Michael CL Hodgson is preparing to hold the auction at Kendal Town Hall on Friday May 17 at 2.30pm.

Mark Barrow, associate and chartered surveyor at H&H Michael C L Hodgson said: “Last year, here in the Lake District, we traded hundreds of acres of land, many parcels of amenity land and woodland, and we expect this year to be no different. As a professional agency, we know that many people are wanting to sell property to progress and move on and it is our job to support this strategy.

"In this area, we see many parcels of land being purchased for leisure purposes. Buyers just want to enjoy the great outdoors or plant their own woodland. Others are looking to extend their acreages or to invest in land or woodland.

"In this first sale, we have three separate pieces of quality land, all set within the Lake District National Park, and one within the UNESCO World Heritage Site.”

The items for sale are:

- 0.13 acres of land near Bellman Landing on the shores of Lake Windermere

- 20 acres at Skeggles Allotment, located at Kentmere within the UNESCO World Heritage Site, consisting of a ring-fenced block of rough grazing land with views over the national park

- 28 acres within Tods Lot, incorporating grazing land and amenity woodland with sporting rights, near Crook on the outskirts of Kendal, which is being offered as a whole or in two lots

- 14 acres at Cherry Trees Pasture, near Crosthwaite, Kendal, consisting of grazing land and amenity woodland

H&H Michael C L Hodgson also announced details of the sale of the six-acre Mireside Farm, in Crosthwaite, which includes a four-bedroomed 18th century farmhouse, modern farm buildings, former orchard and paddock.

Mark said: “Mireside Farm offers lots of potential for improvement and further residential developments, and would ideally suit hobby farmers, those with equestrian interests and those wanting a change of lifestyle.

“The Lake District is one of the most sought-after lifestyle destinations across the United Kingdom and based on the level of interest we received last year for amenity land and woodland, we are expecting a good level of interest for all of the property within our first auction.

The range of property for sale is diverse and offers something for everyone; land for grazing, woodland to enjoy and manage, somewhere to rent and of course, a tremendous small holding.”
