A Lake District hotel is on the market for £1.3 million.

Malcolm and Jennifer Hutchinson are selling the Lairbeck Hotel in Keswick, which they have run since 2007.

The country house was converted in the early 1970s into a hotel.

It was at one time the historic Victorian family home of barrister James Reddie Anderson and his wife Emilie.

Mr and Mrs Hutchinson, who are retiring, are selling the 14 en suite bedroom hotel through specialist agent Mere Commercial, which is based near Penrith.

A spokesman for the agents said: "Lairbeck is in a quiet residential area within easy walking distance of Keswick town centre and there are magnificent walking routes from the door.

"Lairbeck has a very strong return guest direct booking portfolio with correspondingly very good review ratings on the major internet booking sites."

The hotel is currently open for seven to eight months of the year with the opportunity to further increase profits through 12 month trading.

Detailed planning consent was granted in 2015 for a detached three to four-bedroom house on a plot within the grounds of the hotel.
